A leading commercial real estate firm in St. Louis is seeking a skilled Maintenance Chief to oversee the day-to-day operations of a prestigious office tower.
This dynamic role will involve managing all aspects of building maintenance, including preventative maintenance, repairs, and renovations. The ideal candidate will have a strong technical background and a proven track record of success in a similar role.
Key Responsibilities:
- Develop and implement maintenance procedures.
- Conduct regular inspections to identify and address issues.
- Schedule repairs, maintenance, and installations.
- Coordinate activities of contracted workers.
- Monitor equipment inventory and place orders.
- Assist in budget preparation and management.
- Manage relationships with contractors and service providers.
- Maintain maintenance logs and report on daily activities.
- Ensure compliance with health and safety policies.
- Review and prioritize building and tenant work orders.
- Develop and implement preventative maintenance programs.
- Analyze and report on maintenance activities.
- Plan and implement new methods to improve operations and reduce costs.
Qualifications:
- 5-7 years of related work experience in Commercial Real Estate.
- Proven experience as a maintenance manager or supervisor.
- Strong team-building and collaboration skills.
- Experience in planning and scheduling maintenance operations.
- Proficiency in building management systems, preferably Alerton.
- Solid understanding of technical aspects of plumbing, mechanical, and electrical systems.
- Working knowledge of facilities machines and equipment.
- Excellent communication and interpersonal skills.
- Strong analytical and problem-solving abilities.
- Outstanding organizational and leadership skills.
- Proficiency in Microsoft Office programs.
- Ability to learn and adapt to new technologies.
