KEY RESPONSIBILITIES:

• Champion the preconstruction department, supporting every facet of project planning and development.
• Decipher blueprints, proposals, and specifications like a pro, turning them into solid estimates.
• Craft precise conceptual estimates and budgets from onscreen takeoffs and programming info.
• Uncover and analyze labor, material, and time requirements with a keen eye for detail.
• Team up with internal and external experts to deliver flawless, comprehensive estimate packages.
• Negotiate and analyze quotes from subcontractors, vendors, and suppliers to secure the best deals.
• Construct detailed cost estimate reports that leave no stone unturned.
• Navigate project risks and recommend brilliant value engineering options.
• Lead project pursuits and preconstruction efforts with high-level precision.
• Steer your team to create spot-on estimates and proposals.
• Develop crystal-clear scopes of work for every trade.
• Master subcontractor bid analysis, helping to select the perfect partners.
• Present final estimates and RFPs to owners with confidence and clarity.
• Engineer and update critical CPM schedules, logistics, and phasing plans.
• Identify and price value engineering opportunities that save time and money.
• Cultivate strong relationships with subcontractors and suppliers, keeping our master lists robust.
• Team up with project managers to seal the deal on contracts and change orders.
• Develop our historical unit pricing data and prepare general conditions that set us up for success.
• Orchestrate subcontractor bid packages, ensuring full coverage.
• Guide stakeholders through the design and preconstruction phases of your assigned projects.
• Collaborate with operations to award subs and vendors swiftly, keeping materials flowing.
• Own client meetings and presentations throughout the preconstruction phase.
• Leverage your comprehensive knowledge of major trades and building components.
• Author RFIs during the pricing phase, ensuring clarity and precision.
• Ensure top-notch quality and process consistency in every deliverable.
• Mentor preconstruction engineers, shaping the next generation of talent.
• Thrive with limited oversight, demonstrating your critical thinking and problem-solving prowess.

QUALIFICATIONS:

• Bachelor’s degree or equivalent experience is a must-have – show us your foundation!
• A Bachelor’s in Construction Management, Architecture, Engineering, or Business is a huge plus.
• 3+ years of commercial construction experience? That’s the bedrock we need!
• 1+ year of data center experience? You’re speaking our language!
• Proficient in Microsoft Office, Project (or similar), Bluebeam, and Procore? You’re ready to hit the ground running!
• You can read project documents like a second language, including blueprints, specs, and schedules.
• Your onscreen takeoff skills are top-tier.
